About the ROI calculator
ROI (return on investment) tells you how much you gained compared with what you put in. It works for shares, a house, a business, a marketing campaign or new equipment.
Type the amount invested and the amount returned. You get the ROI in percent, the gain (or loss) and how many times the money you got back.
Add the number of years to see the annualized return. This is the steady yearly growth (CAGR) that turns your money into the final value. It lets you compare a 2-year investment with a 10-year one in a fair way.
Features
- ROI in percent — plus the gain or loss in money
- Times the money — see how many times your money grew
- Yearly return (CAGR) — type the years, or click 1, 2, 3, 5 or 10, to see the return per year
- Time table — the yearly return if the same gain took 1, 2, 3, 5, 10 or 20 years
- Extra costs — under More options, add fees and taxes to get the true ROI
- 47 currencies — pick your Currency; the choice is remembered and used by the other money tools too
- Copy the result — copy all the numbers, with a link to this page, in one click

- Open More options to add Extra costs (fees, taxes)
- Read the table to see the yearly return if the same gain took a different number of years
The ROI formula
ROI = (amount returned − amount invested) ÷ amount invested × 100
When you open the page, the tool shows 10,000 invested, 14,000 returned, over 3 years:
- Gain: 14,000 − 10,000 = 4,000
- ROI: 4,000 ÷ 10,000 = 40%
- Times the money: 14,000 ÷ 10,000 = 1.4×
- Per year (annualized): 11.87%
Same gain, different time
A 40% gain is great in 1 year, but small over 20 years. The tool shows this table for your numbers:
| If it took | Per year (annualized) |
|---|---|
| 1 year | 40.00% |
| 2 years | 18.32% |
| 3 years | 11.87% |
| 5 years | 6.96% |
| 10 years | 3.42% |
| 20 years | 1.70% |
More examples
| Invested | Returned | Years | ROI | Per year |
|---|---|---|---|---|
| 10,000 | 13,000 | 2 | 30% | 14.02% |
| 10,000 | 14,000 | 3 | 40% | 11.87% |
| 10,000 | 15,000 | 5 | 50% | 8.45% |
| 5,000 | 4,000 | 1 | −20% | −20.00% |
A negative ROI means you lost money.
Fees and taxes
Costs make the real return smaller. In the default example, add 500 in Extra costs (fees, taxes):
- Gain: 14,000 − 10,000 − 500 = 3,500
- ROI: 3,500 ÷ 10,500 = 33.33%
- Per year: 10.06% — the yearly rate that turns 10,500 (money in plus costs) into 14,000 in 3 years
Frequently asked questions
How do I calculate ROI?
Subtract what you put in from what you got back, divide by what you put in, and multiply by 100. 10,000 that grows to 14,000 is a 40% ROI.
What is annualized ROI?
It is the yearly growth rate that gives the same final value. 10,000 growing to 14,000 in 3 years is the same as 11.87% growth each year, with growth on growth.
Why is the yearly return not just ROI ÷ years?
Because each year's gain also grows in the next years. 40% ÷ 3 = 13.33%, but the real steady rate is 11.87%.
What is a good ROI?
There is no single answer. It depends on the risk, the time and what else you could do with the money. Compare the per year number with other choices, like a savings account.
Does ROI count money I added later?
No. This tool is for one amount put in at the start. For regular savings, use the Compound Interest Calculator.
Is this financial advice?
No. It is a calculator. Past returns do not promise future returns.
